Salento Prime Srl is therefore authorized by the principals to provide the following services:
The individual rental agreements occur exclusively between the Property Owner – Holder and the client (tourist-guest-tenant). Consequently, Salento Prime Srl remains entirely unrelated to this rental agreement.
The client (tourist-guest-tenant), by making a reservation through Salento Prime Srldeclares to be aware of the content of this informational document and to expressly and unequivocally accept the following general rental conditions:
a) The reservation is considered confirmed once the deposit payment is received via bank transfer.
b) The client expressly excludes any other or different use of the property, except for purposes suitable to meet temporary housing needs and exclusively for tourism purposes.
c) The client must provide the Property Manager, at the beginning of the stay, with a list of all individuals, including their full personal details, who will occupy the property. This number may not, under any circumstances, exceed the number of beds stated in the property description, unless specifically agreed upon in advance with the Property Manager.
d) The tourist may cancel the reservation via certified email up to 30 days before the arrival date. In this case, they will forfeit the entire amount paid as a deposit. If the cancellation occurs within the 30 days prior to arrival, the client will be required to pay Salento Prime Srl the full amount agreed upon for the stay.
e) The rental agreements occur exclusively between the Property Owner – Holder and the client. Consequently, Salento Prime Srl remains unrelated to this agreement.
f) Upon arrival, the client must present valid identification documents for all group members and settle the remaining balance (if applicable), which can be paid in cash, by credit card, or by cashier’s check. Personal or postal checks will not be accepted.
g) Upon collecting the keys, the client becomes the custodian of the property, its furnishings, and all items listed in the inventory provided by the owner or their representative.
h) Ordinary and extraordinary maintenance will be handled by the owner or delegated companies. The client must not tamper with the systems and must contact Salento Prime Srl for any necessary assistance.
i) The owner or their representative reserves the right to access the property, in agreement with the client, for routine maintenance.
l) The client must pay a security deposit as a guarantee against any potential damages. If no damages occur, the amount will be refunded at the end of the stay.
m) The properties are delivered clean. Upon departure, the client must leave the property in an orderly condition. Failure to do so will result in deductions from the security deposit.
n) Utilities not included in the rental fee will be calculated and settled at the end of the stay.
o) In case the owner is unable to guarantee the rental, Salento Prime Srl commits to finding an equivalent accommodation or reimbursing the client.
p) For any dispute, the Court of Lecce shall have exclusive jurisdiction.
